Bengaluru and Pune lead metro rental surge
Q1 2025 sees average rents rise 10%; Bengaluru up 15.7%, Pune 12.5% amid tech boom.
Newsroom, November 09, 2025: Rental prices in India's major cities climbed an average of 10% in the first quarter of 2025, with Bengaluru and Pune at the forefront, posting increases of 15.7% and 12.5%, respectively, according to a recent report.
The escalation reflects a surge in demand for premium homes, driven by returning professionals and hybrid work trends that prioritise proximity to innovation hubs. Mumbai and Kolkata each saw 10.2% hikes, while Delhi, Noida, Chennai, and Hyderabad trailed at 7.3%, 7.9%, 5.6%, and 4.8%.
The trend signals a broader shift in urban living, where rapid job growth in technology and startups outstrips housing supply, boosting yields in key segments. In Bengaluru, 26% of rentals hit Rs 50,000–1,00,000 monthly, up from 3.6% to 3.8% yield. Pune's mid-range (Rs 20,000–30,000) captured 38% of demand.
